Whatever got you here, be it luck or smarts, the market is turning in your favor. There is an old Byrds tune called “Turn! Turn! Turn!” (I’d sing you a couple of bars but that is what You-Tube is for) That song's chorus is how for everything there is a specific season.
You are in luck, we are moving towards a buyers’ market. Homes are remaining on the market much longer than they did just 12 months ago. Asking prices have returned to earth and motivated sellers are more plentiful.
What does it take to obtain full advantage of this type of market? Why it takes a team! A team that knows you. A team that knows the area. A team that has the time to show you your perfect home when it hits the market.
I was professionally dressed and stood out from most of the patrons who were dressed in a style that could only be classified as “California Casual”.
So, I was not surprised when the bartender asked: “where are you from?” “South Bay…Los Angeles” With a quizzical look on his face Jim said….” What the hell brings you here?” “Work, I gotta friend who wants to sell their duplex, and I came down to help.” “You came all the way here to help your friend?” “Yep, as a matter of fact, that’s why I am here…. I’m working.”
Completely puzzled, the bearded bartender said: “Let me get this straight, you drove all the way down to Vista…. you stopped in here to get a cold one … and you are working?” “Yep, … I am gathering intel on Vista…. Do you live here?” Jim stiffened a bit, and said: “Hell, I was born here, and man how it has changed…” He gave me an abbreviated story of the last ten years. The good, the bad and the wonderful. Jim then stopped and asked, “So why do you want to know?”
I took a sip and began…." because when someone buys a home or makes an investment in a property, they are actually investing in the community. A good investor wants to know about the property; a great investor wants to also know about the community that the property is located in. "
That’s why I am working with a cold brew in my hand. I’m discovering the community. Jim grinned and said, “In that case, you gotta talk to Bill.” He waved over to a middle-aged man in a garrulously loud Hawaiian shirt. As Bill walked over, Jim said: “Bill and his family owned the property that those condos were built on.”
Jim made the introductions. Bill had a firm handshake and a comfortable smile. He looked me over and said, “You are way over-dressed for this place…hell, you are way over-dressed for all of Vista.” I offered Bill a beer and in the next couple of hours learning more than any museum could have taught me. We parted with handshakes and a strong bond.
I then drove to my friend’s duplex. I drove through the neighborhood. I saw the landmarks that Bill had talked about. I learned the condition of the block, its proximity to the schools and dining establishments.
I parked my car, rolled down the windows and turned off the engine. And then just listened. Sounds of birds and the rustle of the breeze through the palm trees was all that I heard. Having gathered what, I needed. I made my way back to the South Bay.
Yes, even with a beer in hand, I was hard at work…. because each friend we work with is an adventure. It’s a trek of discovery….it is the never-ending journey that we are all on. “Cheers!!!’

In a recently revitalized section of Vista, Ca there is a local brewery called “Mother Earth Tap House” This place was bustling with locals who are taking full advantage of the custom pizza shop just across the street. (Beer and Pizza...sheer genius!!)
As I walked into the open-air pub, I was surrounded by the sounds of laughter and conversation and inundated with the smells of pizza. I walked up to the lumberjacked-bearded bartender.
He asked, “What’ll can I get you?” …. with a smile, I replied, “That’s easy…. what do you like?”. He thought a second and then poured me a pint of a rich red brew with a frothy head. “Thanks, my name is Cary” “Jim” was his reply. Cheers, Jim” I plopped down a tip which he picked up and shouted out “Huzzah!!” and placed it in the tip jar.
